How do I know you got all my forms?

You will get copies of each form completed in your email as proof we received them as well. If you do not receive them, please fill them out again and make sure you click finished at the end. You will also get an email from our firm when they are all received and a note if any are missing.

How do I make a change to the contract?

Our office needs a copy of all documents. We provide forms to allow you to propose changes to a Purchase and Sale contract.

Did you get all my forms?

You will receive an email from our office once all your paperwork has been received. When you fill out the paperwork under step 2, you will receive a copy of the completed form in your email as a pdf. If you do not receive the completed 8 to 11 forms, then we did not receive them either. When the first person filling out the form signs, the form is then emaile to the second seller to sign if there is one. Please make sure to check all emails folders including junk and spam.

What is the difference between the listing packages?

The Done By You $499.00 package is an MLS entry only DIY "do it yourself" package. This means you handle all negotiations, showing scheduling and provide photos. (You can upgrade to the done with you package if you need assistance when you get an offer) The Done With You $1,200.00 plan provides an experienced licensed agent to review all offers and provide their opinion. You will be provided all nesessary forms for countering etc., but will complete them yourself. (You can upgrade to the in-person $7,500.00 package if you need help with the forms and negotiations) The Done For You $7,500.00 package provides an experienced in person full service traditional agent that handles everything that a 3% traditional agent offers (in most cases more).

How does the Done With You package work?

The Done With You Package provides an experienced agent to review all your offers and offer their professional opinion. You will create all counter offers but we provide all needed forms. If needed, you can always upgrade to the next higher package and we apply the listing package fees already paid.

How do I add an open house, extra lockbox, extra sign, home inspection, or photographer?

If you need to buy an extra sign, lockbox, a home inspection, or the professional photographer etc., you can choose them as add-ons at the checkout.

Will I still be a for sale by owner if I list with ResultsMLS?

We are your listing agent and the TN real estate commission has very strict rules we must follow. You are no longer a "for sale by owner" when you list with our company, BUT, you become a limited service listing and we are your listing agent in a limited capacity.

How do I get started listing my property?

The best way to get started is to sign up online. This will create an account with our site, and give you instant access to the listing paperwork that is required and allow you to upload your photos. The website walks you through the entire process and watch your email for instructions along the way.

After the 3 free changes, the fee is $25.00 per change. $7,500 Plan - All changes are free.

If you ever show your home yourself, please take all appropriate security precautions.

When will I get my sign and lockbox?

Can I sign up today and go live at a later date?

Yes of course. Just don't send in your paperwork until you want to go live. As soon as we get the paperwork the 24 to 48 hour clock starts to go live.

How do we sign the listing paperwork?

On the paperwork page click the document you wish to complete. When you initially open the document, it will ask for both signers legal names and email addresses. When you sign the first signature & submit, the system will then email the document to the 2nd signers email address. Once the 2nd signature is applied, then the system will send ResultsMLS a final copy showing both signatures. You will also receive a copy cia email for your records. This receipt insures we received your form as well.

What do I do about my utilities when I sell?

Please make sure to schedule all your utilities and mail to be disconnected on the date of closing. Should this date change you will need to change this as well.
