MLS Listing Terms

A multiple listing service (MLS) is a system utilized by real estate agents to list and find homes for sale. Listing on the MLS creates maximum exposure to potential buyers as 87% of buyers use an agent/broker to purchase their home.

Support

Each package offers a different level of support, from an online FAQ page to a dedicated full-service agent.

Listing Changes

Changes to your listing will incur a $25 charge after the allotted changes per package. Removing the listing from the MLS and re-listing is not a "listing change"- there will be a $99 re-list fee.

Contract & All Transaction Documents

All necessary local contracts, forms, disclosures, and addendums to sell your property are provided.

Photo Uploads

Your local MLS will typically allow up to 20-50 photos. ResultsMLS allows up to 50. More photos creates more interest from potential buyers.

Open House

MLS Marketing: For a Fee, hosted by seller, posted in the MLS, and syndicated to 3rd party websites. Agent Support: included, hosted by seller, posted in the MLS, and syndicated to 3rd party websites: (Zillow, Realtor.com etc.)

Dedicated Agent

A dedicated agent means you get one of our local, full-service partner agents who will represent you and your home sale. A facilitator is a licensed agent who provides advice but does not do the work for you, nor do they legally represent you. The only package with full representation is the Local Full Service—which can be upgraded to at any time.

Stakes/frame for corrugated signs not included, can be purchased at local hardware store or Amazon. Sent via Standard Ground Shipping (2-4 business days).

Listed on Zillow, Trulia, Realtor, Homes, Redfin, & 100's more

In addition to your local MLS, your listing will be posted online to every major real estate site including Zillow, Trulia, Realtor.com, Redfin, Homes.com, and many more!

Showing Service Scheduling

Showing scheduling services are for agents to easily request a time to view your home with their clients. A personal log-in to track showings and feedback will be provided.

Contract Review & Negotiation

In the Agent Support package we will review your contract and offer advice as licensed facilitator. In the Local Full Service package we will negotiate for your best interest. Your dedicated agent will review all offers with you, suggest action steps, negotiate on your behalf, and prepare counter-offers.

Pricing Assistance & Market Analysis

Your list price is the most important part of selling. Our 3-step pricing approach helps you determine the right listing price for your property in the current market.

Inspection Negotiation

Your dedicated agent will negotiate inspection repair items on your behalf and prepare all needed paperwork.

Transaction Coordination

One of the most important aspects of successfully selling your home is transaction coordination. We make sure all required paperwork is completed and correct, earnest money is collected, deadlines are met, and coordinates reminders for important milestones such as appraisals and inspections.

Professional Photography

Professional photographs make the best first impressions to potential buyers when they search online. Professional photography is only provided at no cost in the Local Full Service Package. A referral to a local real estate photographer will be given upon request otherwise.

Intro Zoom Call

Meet your agent via zoom and discuss pricing, listing strategies, and get all of your questions answered by your licensed real estate agent before going live! This add-on service is $99

Due at Closing

You will pay upfront for the MLS Marketing & Agent Support package. You pay at closing for the Local Full Service package. In addition to the flat fee for listing your property, there is also a compliance fee of 0.5% that will apply only if your property sells. This fee can be reduced from the buyer's agent commission and is designed to cover the costs of ensuring compliance with State Laws, MLS rules and regulations, and the facilitation of the transaction from contract to close.
